Before You Move Out: Remember to Leave the nbn Connection Box Behind

If you’re preparing to move into or out of a rental property, there’s one small but important item to be aware of the nbn® connection box.

REIWA and nbn are collaborating to reduce avoidable internet connection delays, and a key cause has been identified: nbn connection boxes being mistakenly removed when tenants move out.

What is the nbn® Connection Box?

The nbn® connection box is the device that connects the property to the nbn network. It is linked to the address, not the tenant, which means it must stay with the property.

You should take your: 

  • Modem
  • Router
  • Wi-Fi Boosters

But leave the nbn connection box in place. 

What Happens If It’s Removed?

Taking the nbn® box can cause problems for the next resident, including:

  • Delays connecting to the internet
  • Extra appointments with nbn technicians
  • Possible replacement costs
  • Frustration during the move-in 

Leaving the box behind helps ensure the next tenant can get connected quickly and easily. 

What Does the nbn® Box Look Like?

Most nbn® connection boxes are clearly labelled “Property of nbn – Do not remove” and are usually one of the following:

  • Fibre to the Curb (FTTC): A small white box fixed flat to a wall
  • Hybrid Fibre Coaxial (HFC): A black upright box with indicator lights

Important Update for Tenants

REIWA has now added a new clause to the Residential Tenancy Agreement, confirming that nbn® equipment must remain at the property at the end of a tenancy.
The nbn® connection box is also recorded in the Property Condition Report (PCR), helping ensure it’s accounted for at both the start and end of the tenancy.

How You Can Help

To avoid delays and unnecessary costs:

  • Leave the nbn® box exactly where it is
  • Check your exit checklist carefully
  • Contact our office if you’re unsure what equipment belongs to the property

Think of the nbn box like a hot water system; it stays with the home.
