Housing Cash Splash – But Will It Deliver?

The WA State Budget has committed $4.7 billion towards housing over the next four years, with major investment aimed at increasing supply, supporting first home buyers, and expanding social housing.

Industry body REIWA welcomed the funding commitment but questioned whether the measures go far enough to improve affordability and deliver homes quickly enough to meet demand.

REIWA President Suzanne Brown noted that while stamp duty thresholds for first home buyers have increased, they still sit below Perth’s current median house price, meaning many buyers may miss out on the full benefit. Concerns were also raised around ongoing rental affordability, workforce shortages in construction, and whether previous housing initiatives have translated into meaningful new supply.

The Budget includes significant funding for:

  • First home buyer support and stamp duty concessions
  • New housing and infrastructure projects
  • Social and affordable housing delivery
  • Regional housing initiatives
  • Workforce and construction capacity programs

While the announcements have been broadly welcomed, questions remain around delivery timeframes and whether the initiatives will meaningfully ease pressure on WA’s housing market in the near future.
