Perth Property Market Update – May 2025

Perth’s property market continues to show strong performance, with the median house price rising by 0.6% in May to $780,000 — that's 18% higher than the same time last year.

The unit market is also heating up, with prices increasing by 1.9% over the month to $535,000, a 21% jump compared to May 2024.

According to REIWA, demand remains high due to population growth, a resilient WA economy, and a low unemployment rate. In addition to continued strength in the resources sector, WA's economic diversification — particularly in health care and education — is helping to fuel buyer confidence.

Top-Performing Suburbs in May

Some of the suburbs leading price growth include:

  • Maylands: +2.9% ($936,000)

  • Bedford: +2.1% ($1,000,000)

  • Southern River: +1.7% ($900,000)

Local areas such as Beckenham, Como, Swan View, Landsdale, and Coodanup also recorded strong monthly growth.

Listings and Days on Market

At the end of May, Perth had 4,351 properties listed for sale, down 6.6% from April but up 32.9% year-on-year. Despite a slight increase in new listings post-school holidays, buyers are snapping up homes fast:

  • Median days on market for houses: 13 days

  • Median days on market for units: 14 days

Perth Rental Market Snapshot

The rental market remains competitive, but is beginning to stabilise.

  • Median dwelling rent: $675/week (+0.7% from April)

  • Median house rent: $680/week (unchanged)

  • Median unit rent: $650/week (unchanged since Dec 2024)

While listings have slightly increased to 2,380 rental properties, demand continues to outpace supply in many areas.

Top suburbs for rent growth in May included:

  • West Leederville: +7.7% ($700)

  • Fremantle: +6.3% ($765)

  • Como: +5.0% ($735)

  • Applecross: +5.0% ($788)

  • Wembley: +4.4% ($600)

The median leasing time is still tight at 17 days, with suburbs like Brabham and Doubleview leasing in just 9 days.
