Asbestos, Electrical Safety & Legal Compliance

If you're renovating or buying an older home in WA, it’s critical to understand legal requirements around asbestos and electrical switchboards.

Asbestos in Old Switchboards

Under WA Work Health and Safety (WHS) laws:
  • There is no difference legally between disturbing and removing asbestos—both must follow safety protocols.
  • Stable, undisturbed asbestos does not legally need to be removed, but removal is often recommended during upgrades.
Who Can Remove It?

Type of Asbestos Who Can Remove It
Non-friable (<10m²) Trained, licensed electricians
Friable (high-risk) Class A licensed asbestos contractors

Always use a licensed professional — WHS compliance is legally required.

Are You RCD Compliant?

WA law mandates that every home must have at least two Residual Current Devices (RCDs) protecting all power and lighting circuits.

Penalties for Non-Compliance:
•👤 Individuals: Up to $15,000
•🏢 Body Corporates: Up to $100,000
